RAYDEN ENGINEERING DESIGN AND ACCESS STATEMENT

PLANNING APPLICATION NO: ERE/0107/0022

“Rayden Engineering are having part of their yard acquired in connection with construction of the Awsworth Link Road....which is currently utilised for storage. The loss of the subject area will have a detrimental effect on Rayden Engineering business.

Whereas the site being subject of the current application is smaller than the area being acquired, it will relieve part of the problem.  The storage would be mainly heavy duty drainage pipes.

 

COMMENT: HEAVY DUTY DRAINAGE PIPES???

 

“The fence erected is 2.4 metre in height and intended as a screen to protect the visual outlook of residential properties nearby.”

 

COMMENT: SO THAT IS WHY RAYDEN ENGINEERING DESTROYED A MATURELY VEGETATED BAT HABITAT AND ERECTED A 2.4 METRE STEEL PALISADE FENCING AROUND THE STOLEN FLOOD LAND - THEY THOUGH IT WOULD IMPROVE AND PROTECT OUR VISUAL OUTLOOK!

 

RAYDEN ENGINEERING GROUNDS OF APPEAL AGAINST REFUSAL OF PLANNING PERMISSION TO DEVELOP THE STOLEN FLOOD PLAIN THEY HAD ALREADY DEVELOPED.

The land is required for COMPENSATORY STORAGE ..arising from part of the company’s ownership  being acquired by Derbyshire county council, diminishing the company’s capacity for outside storage.  Uncertainty over planning matters...especially in the case of small firms may threaten their growth or existence. The stored materials ALL lie within the appellant’s existing storage yard.

The type of materials the Appellant wishes to store  are flume pipes, dismantled bailey bridges and bog mats.”(paragraph 1.2)

 

COMMENT: BAILEY BRIDGES AND BOG MATS? THOUGHT IT WAS SUPPOSED TO BE A FEW LOW KEY DRAINAGE PIPES?

 

The Appellants proposal is to store to a low overall height items of plant and equipment.”(paragraph 7.1)

 

COMMENT: PLANT AND EQUIPMENT? BAILEY BRIDGES AND BOG MATS? DRAINAGE PIPES?

 

“Visual impact of the storage area will be relatively insignificant since the stored materials will be seen against  the background of a densely vegetated  embankment to Coronation Road....accordingly concerns with regard to amenity are regarded as unfounded.”

 

COMMENT: ER... THE OTHER SIDE OF THE  DENSELY VEGETATED EMBANKMENT IS THE PUBLIC PAVEMENT AND ROAD. IN CASE IT ESCAPED YOUR ATTENTION - OUR HOMES WERE NOT CONSTRUCTED ON THE PUBLIC PAVEMENT!

 

“Since the site immediately adjoins existing open storage activities at the company’s premises, no additional harm arising from intrusion on residential amenity, particularly by reason of noise will be involved.”

 

COMMENT: HOW CAN 135 DECIBEL NOISE LEVELS AT 21 METRES AWAY NOT  INCREASE BY MOVING TO 3 METRES AWAY FROM RESIDENTIAL PROPERTIES?

 

“For security purposes, a 2.4 metre high palisade fence was erected to prevent unauthorised access, the fence was regarded as necessary from a crime prevention point of view.”

 

COMMENT: ER... THOUGHT YOU SAID YOU HAD ERECTED THE FENCE TO “IMPROVE AND PROTECT” OUR VISUAL OUTLOOK? THE CRIME PREVENTION POINT OF VIEW IS FASCINATING WHEN THE FENCING WAS ERECTED AROUND STOLEN LAND BY THE TRESPASSER WHO STOLE IT IN THE FIRST PLACE! A TRESPASSER WANTING TO KEEP TRESPASSERS OUT!

 

 

 

 

 

 

Not with standing the FACT that 1, 677 square metres of CPO land was returned to Rayden Engineering - amply compensating for the 800 square metre stolen and developed flood plain, Dastardly Dick  NEVER REALLY NEEDED THE FLOOD LAND in the first place for storage purposes.

 

Like Pinocchio it was YET ANOTHER LIE! Guess that nose must be awfully big by now.

DASTARDLY DEEDS

Rayden Engineering are so short of storage space that the land they are currently having to pile all of their “low key” “large footprint” equipment on has now become so OVERCROWDED they have just sneaked through permission from the Traffic Commissioner to store and operate SIX articulated vehicles and SIX trailers on the “cramped” existing storage area. In anticipation of the Traffic Commissioners CONSENT to use this overcrowded storage area as an extended HGV operating centre several HGV’s was already being parked up and retrieved from the site. How convenient that the  Public Notice for an extension of the HGV Operators Licence appeared in a publication on a nondescript day unlikely to be read by those affected and the deadline for the residents comments has passed! But the POLICE and EREWASH BOROUGH COUNCIL still have another week to OBJECT! We won’t be holding our breath on this one!!!
